In his forecast, Smith said that real estate prices are experiencing the strongest appreciation since the first few years of the 1980s with the greatest gains occurring in inner-city, single-family residential properties. Some neighborhoods inside Loop 610 now have values near $200 per square foot. The increase in accessibility premiums during the past three years is reminiscent of the explosion in prices that occurred after the second spike in energy prices that began with the oil shortage created by the Iran/Iraq war and with the congestion crunch in Houston that peaked in the early 80s. While growth in Houston's energy independent economic base has stalled since last November, strong growth in the energy base has provided a cushion which most other major cities in the country lack. Take care of any cosmetic damage that leaks may have caused after the plumber has finished his work. Plumbing repairs are cost-effective, because most sales agreements call for all systems, including the plumbing, to be in working order. If you have a problem, you will probably have to repair it before the closing anyway, so by doing it ahead of time, you eliminate that issue. Plumbing that is in top condition will make your home appear to be well cared for and will make it more attractive to potential buyers.
